Purchase price: $15,000 I purchased a double wide mobile home from Craigslist for $15,000 using a 401K loan.

The home seller isn't telling us anything) Depending on the demand of the area as well , also to repair the issue that mentioned above is not that problematic , if neighborhood value is 2 mil you sell 1.7 I would buy in above condition 

I see this occur on both spectrums:I see this very often during due diligence, where an investor will either perform a Google search thinking they know some statute or some law, then proceed with trying to fade the bid - even though the seller has had an attorney on the case for the past six months and can confirm there are no issues.

My issue is finding it hard to believe someone's be it realtor or PM word oh how they can help and etc. 2) Realtors - I mean based on my few interactions, they all seem to be enthusiastic and stuff but when you jump on call it's like YES and NO answers and pretty much. 

The #1 biggest issue is the random but more consistent issues caused by people.Of three fires since buying my first park in 2018 two have been arson.Fortunately, this fire was minor and I probably just need some new carpet and paint.

Has anyone else had similar issues?

I've had nothing but tenant and property management issues for the MFH units I own.

@Lee BrewerI'm not a seasoned landlord, but I am very seasoned with writing leases and dealing with tenant-landlord issues from my work as an agent. 

I appreciate this program because it pay quickly with any damages to the property issues after the tenant departs.
