So if paying a heloc off on your sale reduces the net proceeds that simply means that you'll either have to take out more debt or add cash of your own to meet the purchase requirement.Whats more of a concern would be how and when you access the heloc. 

Why aren't we concerned about equity at first without down payment?

What I’m concerned about - Property taxes - Given that Im going to be out of state for atleast a few years, I understand that there isnt a cap on the property taxes.

So the seller is concerned if we close after 18th, then that 10K profit of his will go straight to his debtor.

I would also take the time to get information on MDs laws concerning wholesaling and what you need to do to make sure you don't break the law and act as an agent.

Some of the issues presented in biggerpocet regarding contractor's (delay work, incomplete task, not been way off schedule, etc.) are some of my concerns. first, I was going to do is get a real estate attorney however, with a detail contract I am sure some GC (general contractors) will not want to get involve.
