I have solid conventional W-2 income and I do have a prequal letter in hand with a lender who already qualified me for a purchase price that's much higher than most of the cash deals I'm seeing as well so I think I'm covered there.

I've gotten mixed information from conventional lenders in terms of being able to refinance a cash or hard money property.

Sometimes a demand letter is enough to put these things to bed.  

Buy a direct mailing list and start sending out letters?

So if you have your heart set on that, then the next thing is how you are going to buy, meaning off market, like yellow letters and the like, or more of a retail strategy.

Also, remember - letters do help!
