I think many buyers will not want the extra traffic and noise they feel comes with an apartment and that will likely affect marketability.

Norris Lake is proving to be a great market.

It's a European company coming to the US market.

Atlanta is becoming an expensive market, and I don't see that slowing down or reversing soon.

A neighboring property, similar to my current rental property, is now on the market at the same price I paid two years ago, with comparable rent.

In the end...they know that the LLC likely carries some form of liability insurance as a condition of their mortgage, thus will have some decent funds to pay out. 

I'd love to try this tool, we analyze every lot in our market under 25k in Columbus Ohio and this would be very useful. we need frontage, depth, acreage, price per acre, I can send you my current template and maybe you could modify it what do you think? 

If the property is in the condition that I expected when signing the contract then I close. 

It puts this property considerably above the top of the market, would that really make sense for a rental property? 

I'd start with local banks/CU's that are close to the property you're looking at especially if you're local to the market also.
