multi-unit properties are not the only road to making money, but the profits are almost exponential compared to single family homes and you can actually purchase rental units for far less than single family homes and make almost exponential profits.But since you are bounding all over the map like a ping pong ball you know more than I will ever know and you had better stick with single family that you are familiar with and stick with whatever brokers offer you because as far as brokers are concerned every single family home on the market is great for you as long as you are dumb enough to purchase it.

I don't know which bridges get shut down during hurricanes, I don't know which units are on which power grids that either keep or loose power during storms, I don't know which buildings cater to UT fans and which ones to A&M fans, I don't know which HOAs are strong and not strong....or have gone thru bankruptcy 3x and left their owners hanging.

For example, if a lease defines "reasonable time for notice of entry to conduct maintenance" as "no less than 24 hours but no more that 4,320 hours", I believe a court would be bound to enforce the plain reading of the contract.It has often been said of me, often wrong, but never in doubt.
