If they are legitimately worried about ID theft, you can assure them that you guard their personal information under lock and key.I think a year after they move out would be acceptable, or a year after they have finished paying you.

Also, if this clown is running rough shod on stuff like this, I would definitely review EVERY rental agreement prior to closing, and match them up with physical locks in the facility to flesh out any "Phantom" rental agreements that can falsely boost the NOI.

I also don't love the idea of being completely vulnerable to rising interest rates (most if not all commercial loans seem to reset every 5 years.)yes most of them are through community banks portfolio lenders, 5 yr lock. 5 to 7% interest.
