@Bob Beach we've got a few local "mom & pop" sized PMC competitors that are infamous for similar behaviors.

These are in local markets, not so much in tourist areas. 

I would look to house-hack if you are local -or- use this time to build up your financial readiness and see how the next 3-6 months shake out in some of those Midwest markets.

Things like:- having them name you as an additional insured- having their policy be Primary and Non-contributory- Requiring that their policy provide 30 day notice of cancellation- Having their policy waive subrogationThe Tenant should have General Liability, Professioanal Liability, Workers Compensation, Business Auto, and possibly Accident/medical coverage.

I use them for everything related to business ventures, past and future.

Since I'm out-of-state I have a local property manager who handles all bookings and keeps me informed on maintenance needs.

I recently found an agent who is willing to list properties at a discounted commission for investors in return for repeat business.
