If we sold the property after two years and it appreciated 3% both years Then I would pay them $500k in addition the to $50-70k that they got in monthly payments which works out to be at least a 22% return in 2 years.I am talking to some lenders, accountants, and realtors and they seem to think this deal is possible.

I say this because you can probably qualify for 3-5% down on an owner occ loan amortized over 30 years with a conventional lender, while most sellers willing to hold the note are typically going to want a higher down payment and shorter terms.
