That's a big red flag for me.I would deal with the roaches and then get rid of the long-term tenant as soon as legally possible.

There was a group trying to take legal action for the Cosmos project, I'm sure a similar group will start up for this project as well.I have a family member who had a unit, I still haven't spoken to him though.

I am wondering if there is an easy way in Cook County to find the amount of legal units in a multifamily property without pulling a zoning certificate.My situation:I have a property that is being marketed as a 5 unit, 3 units main & 2 units coach house.

If you want legal access to MLS to run your business, it is easy enough to just get licensed. 

A good goal would be to work up to 6 to 9 months of debt service in reserves. 

What I don't know is if one is quicker than the other - acquiring properties or paying down debt.

If I was you I would reach out to the legal counsel for the  D.C.’s Office of the Tenant Advocate and ask them for clarification.  

There are some platforms that are really good for equity such as CrowdStreet and Realcrowd, and then there are others that are really good for debt, such as PeerStreet., Fund that Flip, etc.
