Most people would say that if anyone shows up late, you should immediately disregard their bid later. 

We try to break down things for people building here into the physical home cost and getting the site/utilities ready. 

Sure, people do it all the time. and getting a HELOC on primary home is not terribly hard as long as you have enough equity.

I have actually seen people that claim to have a great investment, but neglected to put something like property taxes, repairs, insurance, management fees, or payroll in their numbers.  

Buy property and hold onto it forever.If you listen to YouTube gurus that tell you to borrow money from other people, max out credit cards, or that you can buy 50 houses in one year, then you get what you deserve.

I know know any path in this industry will be difficult but transitioning and applying the same amount of hours I work now, I'm sure it will lead to success eventually.

A couple of people created what they needed using a water meter with a pulse output and some small circuitry that somehow connects online.

The second  problem is it is difficult to find people who will do preparation of the land for the mobile hand ,and also  I don't really know what is better/easier/cheaper...putting concrete pillars in the ground every 8 feet or putting down an asphalt or concrete slab.

My family also has benefited from really high appreciation in the last 10 years due to a lot of northern Europeans, specially Germans, British and Swedish people who have a higher incomes and net worths than locals, buying a lot of the real estate in the nice locations. 

This would build a great team and build up the people out there and around you out there (even with you not being there).
