I started using VRBO in addtion to Airbnb last year and I think it definitely helps! 

Just elaborate and explain that you know it's hard out there and for the last 6yrs you've tried your best to keep the rents the same but at this point you can longer justify keeping the current rent price.

I spoke with a friend and he purchased a package from them and was not impressed as the company kept wanting more money from them.  

I do have a meeting with a lawyer coming so hopefully they can help me out with the liability aspect of this.It's a situation where the land has been owned for a long time and neighborhoods have been springing up all over the place within the last five years so it would be a waste to NOT do something with the property.

I have been looking steadily the last couple weeks and haven't found anything on market that makes sense given the current interest rate environment.

If and when it comes time to sell, you may also benefit from the IRS Section 121 exclusion which allows you to not pay any capital gains (up to certain limits) at the time of sale if you lived in the property for two of the last five years. 

That has dramatically changed in just the last two years.
