I must admit that the area can be a little sketchy at times with the wrong sorts hanging out in the park area, but the water park attracts young kids from the school there.

I remember one episode where supposedly in the one night between when they bought the house and when they started work, some "kids" had "a party" and trashed the place.  

In Massachusetts the cost of living is atrocious and I have 3 kids, my husband doesn't make the best of money because he works with his hands.

They keep the house so cold I can't stay inside for more than a few minutes and I'm there every month to collect the rent.The tenant is sending me text messages that they need it fixed, accompanied with "We have kids in the house".I really don't know what to do as 2 companies have now told me it's working fine.

That one deal could lead to many more for either party, so do your own homework and be diligent enough to close or walk away.

Don't kid yourself about expenses.  

Among those who can afford the place, there are four types of people I categorize: a. working single guys. b. part-time working students (but there is one group particularly polite) c. stable family with two older kids. d. section 8 family with younger kids.

Well @Chris Seveney I suppose if you or a group of persons wanted to change the policies then you could do some homework and petition for such.
