So i have a question , I cant think of refinancing my property because if i do , I will have money in my hands but the debt will just increase and increase, and therefore I will never get out of debt.

Here's what my thinking is:Combining the loans in a new 15 year gives me 850/mo increased cash-flow (because they're all at different terms/rates) YES, it creates a new 15 year loan, but it also frees up a property (#3 above) that I wanted to establish a LOC on to buy additional properties.

https://www.biggerpockets.com/calculators/shared/2...i think 225 might be a bit low for an offer, so i was thinking offering 285 and increasing the rent a bit. also i figure the closing cost might be higher as this is not a residential loan.

During the last correction we saw rents go up not down as more people choose rent over ownership the demand for rentals increased.
