Self-employment needs 2 year's history, but if the car payments are part of a business, you may be able to exclude these payments from your DTI ratios (the expense would probably have already been hit against your gross income, no reason to hit you twice). i'd have to look into it, but... are those car payments made out of a business bank account?

If they refuse to be responsible, I forward to them a notice that I will forward a damage report to the Housing Authority within 5 days if arrangements aren't made to rectify the situation.

Did you do due diligence and review leases and rent history for the property?

Sometimes those can be easier even as some lender's have direct lending authority on deals under say $50,000.

As the author of the book, I'll chime in...If you're looking for an accurate list of prices for various renovation tasks and components, the pricing the book is likely outdated for most areas. 

It tells a story of their history.   

Decide on the type of tenant you are desiring (income, longevity, rental history, ability to pay etc.) 2.

If your property management agreement states that the management company will do certain things within certain time frames and then they do not follow through on those things, it is grounds for cancelling the agreement and depending on what it is, possible grounds for a formal complaint with the licensing authority.

And if you have to serve an eviction on someone that's living in the same home as you, you really should have assistance i.e. the police or other legal authorities.
