I could be wrong but I believe the prospective buyers would appreciate off-street parking over a patio or green space.

What major cross streets is it by, if you don't mind me asking?

As soon as I crossed the finish line, my body collapsed and they had to put me in an ambulance and stick ivy needles in me.

Is it on green board or floated?

They both need a gable above (again, matching the pitch of the existing gable, just not nearly as large) slightly wider than the window opening, intersecting/cross-gabling the roof.The window on the far left is extremely small, and disproportionate with the others.

A similar topic came up in a recent thread.The consensus seems to be that registering rents (with the city) is only required for buildings with more than 4 units, and registering with the state (NJ DCA "green card") is required for 3-unit buildings and larger. 

That may be true in Franklin County but not here in Greene County.

If you get the green light, you can then proceed with the transaction and hire the lawyer directly when you have the review the purchase contract or make an offer.

If you cross over into Cook county, it's more tenant friendly, and finally, if you go within the City of Chicago, it's extremely tenant friendly.
