I went full speed last year and between my company and a few JV ventures added about 10 units. 

The advantage of the DIL strategy is it speeds up and allows you to control the foreclosure process since you are foreclosing on yourself.  

I hate to hear this crap:-(I'd call the Junk Yard Dog of Eviction Attorneys [REMOVED] (I believe his partner may be handling this work right now) to set up a plan for this Eviction.Then coordinated with the Attorney serving her:1.Call the mother who's also on the lease and get her up to speed with what's going on.2.

I see a strategy of hoarding cash to increase speed of purchases now and refinancing (like a big blanket loan) in a few years to provide a more predictibly paydown period (after growth phase is complete).Is the extra cash worth the rate risk?

Does anyone have any good resources or advice for getting up to speed from a developer perspective?

What I've gathered is that current recommended for wholesalers is ARV less 30%, I would offer more, maybe ARV less 20-25%.I'm learning at breakneck speeds here and am thinking about finding a mentor in REI, just not quite ready yet (currently I have you people).

We should be back up to normal speed once again!

I've had great luck with the matched paint from the depot (even the cheap "speed-wall" stuff)- once in a while, you get a bad match, but i doubt you'll be able to spot the repair if you do the wall.
