I would also recommend to look for a place that needs some work, so you can work on it over time to force appreciation and get out from under PMI faster.

Some of my budget will hopefully be optional, but if I want to continue getting top of market rents over the long term, kitchens and baths need upgraded about every 15 years as styles change, and other things that are new today, wear out, and often times faster than you would want.

Also not sure what your plan was initially, but it's for this reason tax deed sale properties often don't make good flip properties (hard to get title insurance right away or without doing quiet title, though there is a company called Tax Title Services that specializes in getting title insurance on tax deed properties much faster than the quiet title process).Anyway, to answer your question, rather than "just sit on the property", why not rent it out so you at least have rental income coming in?

I know interest rates and super low inventory have a huge role to play in price increases at large, but these typically less active/appreciating markets are exploding at a much faster rate then everything else it seems.
