Positive constant cash flow (You can expect $1k-$2500/month in profit) for a deal that won't break the bank to furnish3.)

I'm running few numbers and they all seem to be neutral or negative with regards to cash flow.

I currently have a positive cash flow every month of $500 after expenses are paid.

There are ways to cash flow in Colorado Springs but none of them will blow you away.

There are cash flow markets and appreciation markets and everything in between.

Despite the current favorable cash flow, we are open to adjusting our 3.25% rate for strategic expansion.

That's not enough positive cash flow to make it worth it for me.

Would love to hear people's thoughts and if there are other considerations I should think about.

Cash flow may not be great in the first couple of years so it depends on what your goals are.

I recommend using a 1 1/4 inch drain to allow for a faster flow and less chance of clogging by wasp nests.Automated sensors with shut-off valves for the water supply would be ideal to keep a bad situation from getting worse, but I would still recommend the pan & large drain.
