Talking to Sellers that can not sell, and telling them you will act as a principal in the transaction, therefore a tenant buyer, then, in a transparent manner assign the contract for a fee to another tenant buyer, is in my opinion, a gret business model for the coming 2010 year, Here is the bulk of my agreement I use.

I've been working on building my business model and this year i'm glad to say i'm finally executing, the reserves are there, the credit is good so just doing my due diligence and shopping around on various financing options.regards,Desmond
