It doesn’t matter whose tree it is, period....when a tree falls whoever owns the property damaged by it is responsible to fix their own property, and for the clean up of the portion of the tree on their property.

So my gut tells me this is not in a good area, it has a lot of deferred maintenance, and that you will be paying much more in the future to fix more issues like this.

For sure the property needs inspection and will need more repairs to get it appraised at a higher value but my  goal though is to hold for cash flow, and according to the tenants that live in there they are happy with current conditions other than the water heater, the tenant is a handy man himself and does his own maintenance mostly unless there are big problem fixes.
