If you stop chasing leads and start earning business by showing your value versus the rest of the scabs in our industry, you will be able to call your shot on your commission.I sign all of my buyer agency agreements now at 3%, but with the proviso that if the seller is offering 2% or more, I will go down to that amount.

not picking on your post in particular, but I'm observing a downtrend in quality on BP of late. 

And do you currently own your primary residence?

Are there any units your going to need to turn right away? 

I've come across quite a few deals but haven't investigated since I don't currently own anything that is out of the area.

Should I get into contracting with a flipper or custoM home builder for 50k a year 1099 and start my own llc and be a “real estate professional” and learn the ins and outs while making less money at first,  or take a sales job 9-5 that makes 150k a year w2 and build up capital first.
