We were originally worried about move outs at the 6 month mark but we have not seen this to be the case. 90% of tenants sign 12 month lease extension at that point and if they do move out we have a lease available for a summer or early fall signing.

But lets just assume you cannot get it all together to cure the loan on Monday U might be able to get the owner to sign a doc letting U talk to her lender for the trustee or whoever is foreclosing and U could negotiate a 1 to 3 week extension on the sale then go to work curing it..
