As long as you can collect 30-40k a year in free hand outs why would you work for 8$ a hour everyday ?

So you have to be watching every day and maybe even find yourself an agent in that area that can send you new listings as they come up. 

If you don't think that evaluating who the players are and who represents who in a negotiation is important, you are woefully unprepared for success in this enterprise.You may have a hate-on for Realtors, but that doesn't invalidate the experience of people like me that do this all day, every day for a living.I suggest that you lose the attitude and listen to the advice of those who are offering free, expert help.

If it's a successful investor or someone that I know may be interested, sure I'll talk to them, but in general--- investors lives are sooo different from everyday Joe, IMO it doesn't make any sense to talk about it.
