You have reserves put aside which is excellent, the VA is no money down, and the income produced by the other 3 units will give you supplemental income while you establish yourself. 

Your time will be at their whim.That said, once you get established as "the goto person" in your area, things become easier. 

@Derek York If you are brand new to investing I would try to establish a connection with good investing agent first, then worry about properties later. 

I'm a wholesaler but won't be much help to you because my good deals go quickly also to established buyers.

I've known people who have done this type of deal successfully, but it was always among friends who already had a long established relationship.
