If you could pay more than $61k and found out it sold for something you'd have been willing to pay, you'd be pissed.RE:  escalation clauses, very few banks will accept escalation clauses in offers thought it's always free to ask the listing agent if they'll take one.

It was apparent the other investor thought he would be the only investor there as well.

There's no thoughtful negative analysis, or pushback when people make claims, which is required to have a balanced view.

My thought was to pull everything I had together to make the proof of funds letter and then work on financing, but I'd have to close once I get past DD, I'd lose my deposit.

So I want to hear you guys' thoughts on how to obtain 50 rental properties in 5 years while earning a 60k a year salary in southern California.

I thought I would share the final numbers from a deal we did at the end of last year here in Northwest Indiana.

The #'s still work if i can get it filled, but there would now be time and $ hurdles to clear before getting back to the financials I thought I'd be stepping in with.Now that the situation has changed, am I still obligated to go through with things or forfeit my earnest money?
