Used to you could sue and also get extra damages and double dip but many contracts took that out to where you select one or the other meaning to sue or accept liquidated damages of a specified amount.Maybe start a little higher and then go down in what you will accept to go away for a contract termination fee etc.No legal advice

We got to the end of the project and we’d spent so much money and put so much sweat into the house that there were details that we did not take care of such as replacing all of the closet doors, fixing deteriorated carport support poles, replacing bedroom door knobs, among other items.

Just make sure the total cash flow increases after investing the refinanced money.Property 1 was cashflowing +250, after refinancing starts losing 50 a month, if the new property cash flows +500, your new total cash flow is now +400, almost double than before, I would do this any time.Also, its preferable that you buy properties that cash flow or at least break even with 100% financing, that is now one of my parameters on my investments, it forces you to be patient and wait for the best deal possible, it makes the investment safer even if something goes wrong.
