I’m assuming you should divide the $2184 (cash flow over 1 yr) / $20K for the 10.9% While not stellar, that is OK, by some standards, no?

In Denver, it's pretty hard to sub divide land- the current zoning code dictates the process and you have to make an appeal or variance to try to go outside of the code

I've been using Rentometer and taking the total rent, then dividing that by the amount of rooms (for example: if a 4 bedroom house is being rented for $2,000, then my assumption is that each room could be rented out individually for $500).Is this the correct method for calculating individual room rents?

For example, mine is the square root of my address rounded to the first two numbers divided by the day date of my birth minus one followed by the highway number to my other address at the lake followed by the middle numbers of that address then followed by my dog's rabies tag number then my first girlfriend's initials ending with my grandmother's first name.
