So i guess I'm a buy an hold type of investor.  

Does this type of lender exist or is it a pipe dream?

It is in a neighborhood type atmosphere that has road frontage on two sides and I am thinking 8-10 2-3 bedroom higher end duplexes.

This post is the type of information I am looking for and though it may be basic for experience investors, it is Gold for me at this time in my life.  

I would say that many of my partners are the most creative, go-getter type, intelligent and most contribution minded people that I have ever met in my life.But for every one partnership that has worked out amazing, there have been about 4 that did not work.

Anyway, what exact type of funding are you doing for your BRRRRs?

It's so culturally diverse and rich community.
