Technical difficulties with the initial attempt.

I was thinking to increase my portfolio in multi-family, but now looks just owning a unit/ several units of a complex will not get the economic scale but just increase the difficulty of marketability compared to SFH. anyone has portfolio in both in DFW and would like to share the experiences? 

For someone selling from afar, coordinating showings, inspections, appraisals, negotiations, and so on would find it really difficult. I

Poor tenants have difficulty finding places to rent.  

The biggest difficulty is getting the properties at enough of a discount to warrant a wholesale fee.

It can be done poorly though and cause unintended consequences including higher estate taxes or difficulty with ownership due to liens, lawsuits, divorce, etc.

I'm trying to farm out any of the leads who want closer to retail price but I'm having difficulty posing the question.

I also have the same question as @Justin Hammond, how easy/difficult is it to find a renter?

I just hate to spend company funds on a Lawyer, if I could obtain reliable information elsewhere, since they have had some financial difficulties this past year, after discovering their on-site maintenance person (and his live-in girlfriend) embezzled nearly $200k from them and did not do any of the work he was paid to preform.

You will not have a warrantable deed in Texas, and will have difficulty when you go to sell the property.
