A turn key rental property with in place cash flows?

Buying a property is lot of up front work (due diligence) even if it’s turn key.

The key for you guys would be to get into a loan that eliminates PMI mortgage insurance from your payment.

The key to house hacking is to find a 4 plex and a loan with least down payment.

The key is to start them asap.If we don't know the source of the water, how do we know it's not still occurring?

He already gave me the key and I've already started cleaning the property out. 

If, after inspection, you decide you don't think the tenants are a good fit (hoarders, signs of drug use, etc.) you an always put in the contract that the property is to be delivered vacant.

However, there are multiple variables in my criteria of course rates being a Primary Criteria along with several others that I discreetly calculate in Ascending order.The strength of my exit strategy is a key variable in determining whether I believe the Rate aligns with it as well.

Ideally, finding one such property that one of the units are vacant so that the veteran can immediately occupy is key.
