Some areas have stronger rent growth of 4 to 6% but I believe they are on a torrid pace and will slow down so that number is not sustainable long term for conservative projections.Again you need to get this at about a 7 cap minimum at least and have solid rent growth.

When it comes to residential (1-4 units) and small multi-family (5-10) we typically purchase distressed properties and perform a deep energy retrofit, with the result being units which operate 40 - 75% more energy efficient following the retrofit.While this does not necessarily increase the rent we can command, it has proved to decrease our turnover and vacancy - tenants stay longer and, when they leave, we often have word-of-mouth applicants before the unit becomes vacant ... just last month we had 5 inquiries and 3-applicants on a property we had yet to advertise.

Have your listing agent offer 1% of his commission to the buyers agents for bringing people in, otherwise you will have to cancel the listing.Has worked wonders for me before on slow months.

In addition all cutting will need to be done inside (can't setup the saws out in the driveway), which means more time spent cleaning the job site.We are just finishing a deep energy efficiency retrofit of a rental - inside is starting to look beautiful, but the outside is missing siding of one wall and the awning over the entrance needs to be build ... both of which will need to wait until the weather warms and the snow goes.
