I've mostly done cheap cash flow markets, but would like to get in on something in a more major market if for no other reason than I'd like to have a property in a vibrant urban city that I can spend time in a few decades from now lol. 

I don't see this changing anytime soon.It is insane how much rental prices have increased in the last decade. 

I saw the crazy power in this method of making a living so took the leap over a decade ago.

I don't know RI law, but we've been flipping for more than a decade here in FL.

A decade later, I am just about breaking even on cash-flow, but the appreciation and amortization have put me far ahead.

And that was an industry I spent over a decade studying and researching before going out on my own.im definitely not starting with $0 and expecting to make anything.

The population has been growing here year over year over the last decade, it is home to The Ohio State University which has over 50,000 students that live here along with those that visit, and it also holds a diverse range of young professionals and traveling nurses to fill the demand of the multiple business corporations and hospitals stationed here.

I think in terms of decades, not one year. 

With the new decade off and running I want to start a discussion on where others here in South Dakota see the Real Estate market heading as we go deeper into 2020. 

although i can say of 3 plus decades of owning some form of investment or rental property i have never had a tenant sue me for anything other than a deposit squabble.litigation in real estate tends to be in partnership break ups or other things when you buy and sell.. but if your worried about slip fall or someone getting killed or maimed on your property and suing you then insurance is by far the best protection.
