Having done that I am now preparing my first mailing for motivated sellers.I wouldn't discourage you from door knocking, I think it can be a valuable learning experience, however I would have to agree with @Lynette Braun that "touching" the customer with mailings or social media prior to meeting with them is more in line with your long term success in this business.

(Dealing with maintenance, doing move-ins/move-out inspections etc) My work hours are 8:30 am - 5 pm (although I typically work until 8:30 pm or 9 pm daily) I noticed that prospective tenants always ask to view properties in the evenings as they claim they can't request time off from work.

You should list every charge to their ledger, even if you do not intend to collect, for the following reasons:Seeing a full list of charges will discourage the tenant from taking you to court, particularly if you have photographs or video to back up your claim.If the tenant does take you to court, you can defend yourself AND make a counter-claim for the full amount charged.
