Most of the homeless that are visible in my area appear to be 20-40 year olds with tattoos, odd hair and reasonably physically fit, with most of their teeth and missing other telltale signs of meth (most common) or other addictions.

to the landlord to confirm they 1) agree this is an existing issue and 2) they agree to resolve the issue prior to move in (be specific) and 3) if it arises again while you're a tenant, you won't be held accountable as the "cause" of the infestation.

All those dopamine hits with the like button on social media :) It's a common theme where people want the get rich quick theme, but then again this has been the case through the history of mankind.I would like to emphasize however, real estate is probably one of the more protected assets for investing capital in my opinion.

Absolutely no way...if you want to be in the vacation rental business, jump in - but why would you allow the wear and tear on your property, the potential code/zoning enforcement issues that can arise, the risk of being cancelled by your insurance provider and more.
