I advertise where the type of tenants that I want will see the ads.I rent at market rate or a bit below and pitch the benefits of my units over others.I let the tenants know that all they have to do is call me (within working hours) and I will respond ASAP.I recognize the tenants as worthy human beings and give them proper privacy and respect.I let them know they are appreciated for paying the full rent on time and taking care of the property.This has worked well for me!

Unbeknownst to us the realty team we had chosen were investor focused, so when I casually mentioned my dream of investing in real estate they explained my "dreams" were well within reach and could quickly become reality.The quest for knowledge was on.I immediately started trying to teach myself about REI, reading articles at night and listening to podcasts nonstop by day.
