Where can I shop around for multi-unit buildings, with owners who are willing to act as the bank, or I'll just have to shop around and bring the idea of owner financing to the owner's attention? 

IMHO its not too difficult to source a realtor and put it under PM on your own.Otherwise you can source in san bernadino and riverside counties and bet on the appreciation play locallyPrices in OOS markets are the same as they were in 2006 so be careful...

I have tenants violating Care of the premises, Smoking AND Parking rules in their lease agreement.

I don't really care about the cash flow I just don't want to have to bring money from "home".

I'm wondering if you all could give me some pro's and cons:I'm wondering if it's a good idea to asking for a rent increase as part of my purchase contract with a tenant who is month to month and the seller has a management company taking care of property.My thinking is, if I were the seller and they asked this of me instead of asking for a lower purchase price I wouldn't mind.

Aman,It appears that Birmingham is getting some attention from investors. 

A 4-plex (strictly for investment) really caught my attention and according to rentometer, I can increase the rents by $275,  per per unit.
