Future plans to make cosmetic upgrades over time as units become vacant to maximize future cash flows by increasing rents and finishing apartments to a high level that will encourage long term tenancy.

The duplexes in the back already had faithful, long-term tenants in place.

The opposite way of this plan is to get to slow-grow neighborhoods and buy 3-5-8 SFH in cash or 50% hard money in areas like Macon, GA, or Savannah GA, and do BRRRR as well and diversify with 50% long-term rentals and 50% short-term rentals But really, the main idea is to make a smarter move with fewer movements along the way and get it safe as well. 

In long term I may settle for hybrid or something like only taking 50k loans, syndication, accelerated depreciation (assuming bonus depreciation doesnt go away) , pay back and repeat. 

So we took the loss, sold the land, went our separate ways and after a long 2 years of solo searching for something in the U.S.

This is a very different model than the owning your own asset and managing yourself to optimize cash flow like in Short Term Rental Long Term Wealth, but it is a legit syndication.I have not personally invested with them but I know their head of data very well and I have seen that their underwriting is RIGOROUS.

That's what I refer to as more "functional" theming.Honestly I'm not looking to buy this as just an investment, I want it as my own vacation place for my family, but I'd like the net costs to be as low as possible and I'd like for it to be a long term investment if possible. and if it could make money, that would be a super bonus.

This tenant probably trying to not pay and stay as long as can.
