If replacing kitchen cabinets isn't in the budget, that I would paint them white and replace hardware.

As Devin said, it's all about the comps.In my market, you absolutely want the nice rain shower head and under cabinet lighting in the kitchen.

We are open to both depending on the number, but more likely a value-add type project (light rehabbing- replacing cabinets, carpet, paint, fixtures, that type of thing). 

A squeaky kitchen cabinet is not an emergency. 

Spray with a probiotic enzyme....let set for 3 days than ozone overnight with all cabinets open and air conditioner on to pull thru ductwork.

Just rip it out and start fresh.It woudn't even be a bad idea to refinish the cabinets throughout. 

You'd want fresh paint, flooring, cabinets, countertops, etc. at that price point. 

Clean the kitchen cabinets with wood soap.

My kitchen cabinets are nice even beige color...they were originally white!

I mean, they left the cabinets and refer full of perfectly good food; closets full of clothes and shoes; alarm clocks; only things they seemed to take with them were laptops and one or two suitcases of clothing.
