If you plan on doing a lot of renos, I wouldn't bother cleaning after he leaves because your renos are going to make a mess anyhow.

Just like the last two years.Right now we are still in the sellers busy summer market.You can of course sell from September to February, but there is less buyer demand.

For those landlords who take security deposits in City of Chicago, is a separate business bank account sufficient for the security deposit or do I still need to set up the special landlord account that requires all W-9 paperwork from tenants etc?

There are some good people in business, but there are also nasty, hateful people that will cut your throat for few bucks.

I want to add that this rental business is for vacation rentals/short-term, rather than long term rentals.

We also plan on sending them a 60 day and a 30 day notice to remind them.

Unfortunately, Colorado has just passed HB 24-1098, the "just cause" eviction bill, which requires landlords to offer lease renewals to their tenants unless one of a few specific criteria are met (if the property is going to be sold, substantially repaired, or renovated, or if the landlord’s family plans to move in - but basically you can't put it up for rent to anyone else for at least 90 days).

The HELOC was the original plan, but it was going to take too long to close so we did this instead.My 403b has a value of roughly 85k and has a remaining loan balance of about 22k… about $700 per monthMy husband’s 457 has a value of roughly 180k and has a remaining loan balance of about 30k… about $850 per monthSince the HELOC is a variable rate, I’m hesitant to use a large amount from that.
