Im starting my fix/flip business and am having a terrible time on the MLS, so I am looking for wholesalers to build a relationship with and get deals that way.

I have a sewage ejector pump that I installed 23 years ago at the commercial building I am in and the pump never failed one time. 

I also used a mobile app called Clarem to build my investment plan and keep myself true to my goals.

Much less complicated / expensive than building from the ground up. 

I just started thinking about selling it because of the new local rental/landlord law in Concord, and there is no more depreciation.Plus, I am thinking of maybe it will be nice to have a vacation/rental home in HI too and not worry much of maintenance if the building has maintenance and manager in house.

Having bought in HOA buildings, I will never do it again.

Having said all of that I will finish by saying finding qualified trustworthy people to help build your business is very important.

Can I 1031 the 1 commercial (cannabis) retail building and purchase 20 SFR?

I currently own a retail building I purchased years ago. 3 years left on the loan with a sub 4% interest rate.
