I'm torn between the "if you're working to hard to make a deal work, its not a deal" mindset, and my persistent ability to keep working at something until everyone is happy.I have a track record of not giving up until I get what I want, but as I get older I am also weighing this trait against the amount of time and energy expended.

You should put a loan servicing company in place for collections and servicing, this can make things easier on the lender.You might use a stronger credit partner, a loan guarantee can help.Are you qualified to finance but prefer the seller financing, showing that ability to refi will probably help.

Equity in this situation almost certainly does not equal any control rights, so as a minority partner, you better really trust the developer, both his ability to get the job done right and not run off with your money.
