We are in walking/biking distance to several bars and restaurants.

Not only will they debate it but the minute you get an agent who is also a member of the bar and decides to challenge this then your model begins to collapse.

Barring another flood like that I think that property had potential. 

We did granite--stainless steel high end appliances-- gorgeous movable large granite  island with eat up bar--  it's A+ IMO.
