If the rent per unit is reasonable you could land long-term tennants who will almost do anything to be able to keep their first place away from the parents.And they do not expect a whole lot of amenities most of the time.

The point being is that it's going to be a lot more difficult to borrow $20 Million Dollars than $2 Million Dollars.Don't get me wrong, if I had my "druthers" (as they say here in Hillbilly land), I'd rather have beautiful middle class rentals (nice single family houses would be ideal).
