Don't get emotionally attached to a "deal".

I absolutely have no feeling attachment to this property.

While working in the kitchen [by far the most labor intensive room] I will occassionally catch a whiff of fragrant bread baking or a turkey being roasted and imagine the people [the love] that had filled this tiny house during holidays.I have even attached names to the jug-eared,freckle-faced youth I visualize hanging from the limbs of the tree right outside of the mudroom, and the aproned woman urging me to repair the frame holding the incredible stained-glass artwork in one of the windows.And the names and faces?  

@Bram Spiero  I just wanted to let you know that I am evaluating another deal again to give you a chance to jump in.It is really too bad that I cannot attach files to the post.  

then, there are a few that are simply paying it back, true professionals do mentorships without strings attached or any other agenda other than working to teach and being fairly compensated in their participation.

If it's abandoned, it most likely is non-owner-occupied which will help you in that the seller may not be as emotionally attached to the property as he or she would be if it were their actual residence. 

@Rene Martinez  The only problem with using google voice with it is that it doesn't attach the voicemail.

You want to be separate in structure so that when you sell down the road you can 1031 into other properties without the same partner attached.

I don't believe the only interest rate you have to worry about is the one that is attached to the original mortgage. 

I have an "Available" starburst sign on a stick that I attach from the back when I have an empty unit.
