The price you want to pay for a 3/1 or 3/2 is not going to be doable in most parts of town unless the house needs work (realtors who watch the MLS closer may be able to comment better here, I'd bet the southeast part of town has homes near that price).You said you haven't done much research yet, this is one of the hottest markets in the country, you will need knowledgeable people on the ground here to assist you to make this happen.

.- Its also my understanding, when working with the right lender and appraiser they can include the income of the property for the refi appraisal. boosting what you may be able to pull out on a cash out refi-  I am familiar with STR property management companies that will guarantee to increase your net while earning their split. helping reduce your personal labor.-  Another option you haven't mention...

Our focus is buy and hold as our desire is to retire back to OK (I am currently active duty military).Purpose of this blog is to build a network back in OK to bounce ideas off of, find the right people to have in our network for PMs, GCs, and anything else that may assist us in moving our REI forward in the right direction.Just for a quick description of what we are looking for:SFH (possibly duplex) 3/2 around 1000 +/- sqftNeighborhoods we would be willing to raise our kids in ourselves.We really like the 2% rule but willing to consider 1.5% but also look at the 50% rules as well.Would really like to see rents come in around $800...starting to think $700 would be a conservative starting point.Somewhere in the $50-$80K price point.We look forward to connecting with likeminded BPers!
