I own a 2 bedroom condo in the Washington, D.C metro and I own my current home in Austin, TX. 

-Roof - roof has a leak -Tons of water damage - mold is horrible in the basement- Walls are all beat up with holes everywhere( looks like their was a royal rumble in the house) - Kitchen ceiling is cut open- bathroom shower wall is ripped open and ceiling of shower is cracking- windows are leaking - kitchen floor is buckled up from water damage- Both upper and lower deck are in horrible condition( i was honestly afraid to walk on it) - Outside molding around windows is cracked and damaged- all outside lights are broken- carpets every single one is ruined- Bathroom sink is shot- Kitchen cabinets all have water damage- And again ill say their is a big mold problem so i have no idea how much that will cost.The condo has 6 rooms , 2 bed rooms , 2 full baths , 1 half bath 1280 sq ft.

Renovated two bedroom houses in the area are going for around 70,000, so I think we are doing well if we can be all in at $40,000 on a three bed with full basement.   

How can I sell a 3 bedroom property.

For my 3 unit with 6 bedrooms and 3200 sq feet I pay $174 a month year round on budget billing

They must be as close as possible to the subject property (quarter mile or less) and be as close as possible to condition, square footage, number of bedrooms and baths.  

She cannot live there for health reasons.This is a 2 bedroom 844 sq ft condo.

I went through something similar in Augusta GA and can say I wouldn't rush into it again - a lot of vandalism during construction and ample scrutiny from the city since it was a section 8 property and the previous owner ran it down to near condemnation.

If it's a 3 bedroom and I conduct a house inspection, how do I know the value of the house or the price I should negotiate?
