In most jurisdictions you would need to make a good faith effort to quickly re-rent to mitigate damages before you could effectively claim for lost rent from the former tenant. 

Regardless, make sure you're still getting at least a 10% discount so all that upside in appreciation doesn't get lost to sales expenses.

After I completed the second one, I looked back at the costs for the previous deals to determine where the profit was being 'lost'.

I know I bought some tax liens once in Mississippi I think I dropped 10 ro 15k and then lost interest I think I lost my money can't recall if they ever redeemed and if they did my secretary did not make a point of it.

I cant take 50K or 100K  out of my bank account to cover the bad times like I could with a lost month of rent.
