In most jurisdictions you would need to make a good faith effort to quickly re-rent to mitigate damages before you could effectively claim for lost rent from the former tenant.

I know I bought some tax liens once in Mississippi I think I dropped 10 ro 15k and then lost interest I think I lost my money can't recall if they ever redeemed and if they did my secretary did not make a point of it.
