Just to set the record straight here on BP the term House-hacker refers to a multi-family residence where you live in 1 unit for low or no rent because your tenants rent is coving expenses.

It is easy to tear stuff up, and you will save a pretty penny if you do so.Go to the home depot, home emporium, lowes, lumber liquidators, everywhere and get your prices on paper.Labor is expensive, but if it sounds like a ridiculous number, it probably is. 

The problem right now is that to sell quickly or to get an investor interested, they will have to sell at a low price and lose a lot of their equity anyway. 

All of our programs are low-doc and don't require income verification. 

I absolutely agree with @Charlie Fitzgerald that dishonesty is not the right way to go about it. 

Relatively new to the biggerpockets website, but absolutely loving what i am learning thus far through podcasts and just reading through these forums.

So have been thinking about where I can go when I absolutely need 2, 3, or 4 uninterrupted hours. 

We would absolutely love any tips from seasoned Seattle/ King county/ and surrounding area multifamily investors. 

I have been on the hunt for a nice balance of low taxes (compared to NJ almost anything is low taxes to me) and close proximity to central locations that retain low vacancy.
