Hello everyone,  I'm a newbie wholesaler who is doing this as a side hustle remotely.

Hi everyone, I am looking at getting into the section 8 rental market as a foreign investor, what are the "best" states to invest in, in terms of cash flow and actually working with the city to cooperate and pass inspections.Is there anyone on here who could point me into the right direction of anyone that has done this, or the best way to go about doing this?

With current rates, I am only thinking of a 5yr or 7yr arm.

Is this generally a good idea/recommended for a new real estate investor?

They have $30,000 worth of arrears, and because they would be coming out of pocket if a buyer were to negotiate with them on price, price is pretty much non negotiable.

But we were told Graystar management has a policy that they don't disclose any rental history even with a signed release of info by the tenants?!

They believe that all but about 1 acre of land can be remediated with a LOMA for flood zone.

But I was told they are not an MLS and don't have an MLS ID, would you recommend I go with HGAR for that? 

Purchase price: $11,250,000 At the beginning of April, LGV Capital provided financing for the acquisition of this property.

My understanding is that there is no federal housing law in place that speaks to this, unless I get an FHA loan potentially.
