When looking at a potential application your not really looking at credit score but more looking at rental history and income verification, also how many times have they moved in the last 5 years.

Quite a few applicants are coming from a foreclosed house and that makes verification tricky.

This should be covered in the due diligence period, which you should extend for a MHP, if the base contract is a standard RE contract (usually).Verifications can often be found with utility records, if they calim a tenant was in the unit in July, the electrical usage should indicate someone living there.You can also ask for bank statements of the business, many balk again, some open the books.
